Unlike the homes in the magazines,most of us will never own a Schonbek crystal chandelier to tower over a twelve-seater dining table. In fact,these days we’re lucky if there’s enough floor space in our homes for a dining room at all! Multi-functional,small scale and affordable is the way many of us live. And as more people move into and vie for premium spaces in the cities,large spaces will continue to be an expensive option.

We all want our homes to look good. But money,time and resources often limit what we can accomplish in our homes.

Consider the routine “Clearance Sale” sign hanging in store windows the same time each year. We are repeatedly tempted and set adrift in the often confusing sea of home décor when we see something on sale. Often eager to cash in on a good deal even though “it doesn’t go with anything else in the house.” But then we think,“But it’s on sale. And it’s such a great price.” While shopping the ‘sale’ sections keep these 4 words in mind:STICK TO THE PLAN.

2011 was another exciting year full of highs and lows,new challenges and bigger achievements…we all worked our butts off and along the way learned a lot. Probably one of the most important things we were reminded of this year was how precious time with loved ones can be. So this season take a minute,an hour or as long as you can and spend it with the ones that means the most to you.

How to renovate a house or apartment on a shoestring budget

Current increases in mortgage rates combined with rising house prices have resulted in an increased demand for rental accommodation. Apartments,flats and townhouses offer an accommodation option which is affordable and can cater to a wide spectrum of tenants – from students to families. However,when there are many of these dwellings on the market,how can investors help their properties stand out from the rest,increase the rent and add equity?

Here are some tried and tested ideas on how to cosmetically makeover your apartment,flat,townhouse or house without breaking the budget.

Renovation Budget

Start your renovation by first setting a realistic budget. 5% of the purchase price is a good guide. If you are inexperienced in renovating,budgets can easily spiral out of control.

Begin by talking with tradesmen and asking for quotes on certain jobs you need doing. Make sure that your tradesmen are registered or come recommended.

Also talk with other experienced renovators about their experiences and their costs.
