Client Story & Vision

The homeowners loved their Riverdale location — a family-friendly, tree-lined street near downtown Toronto — but their semi-detached home was dark, cramped, and lacked functional storage. They envisioned a brighter, more open main floor where the family could gather and a basement entry that would make life easier for their kids’ busy sports schedules.


 

Challenges & Objectives

  • Tight Access: Narrow Riverdale streets made parking and construction staging difficult.

  • Property Line Constraints: As a semi-detached, every adjustment near the party wall required extra care and coordination.

  • Basement Utility: The existing basement entry wasn’t functional for daily use.

 

Objective: Deliver a modern, open-concept ground floor that maximizes natural light and create a functional basement walkout with practical storage solutions — without disturbing the neighbours or heritage character of the street.

 


 

Design Solutions

  • Open-Concept Main Floor: Walls were removed to create a continuous living, dining, and kitchen space. A new rear sitting area was designed to capture light from the backyard, making the home feel brighter and larger.

  • Kitchen Upgrade: A modern kitchen layout was introduced at the heart of the space, oriented toward both function and family gatherings.

  • Basement Walkout & Patio: A new concrete walkout was engineered, paired with a landscaped patio, creating a second family entrance that connects directly to outdoor living.

  • Smart Storage: Built-in storage solutions in the basement entry give kids easy access to sports equipment and seasonal items without cluttering the main living areas.


 

Construction Journey

  • Ground Floor Rebuild: Careful demolition and reinforcement allowed for the removal of walls to achieve the desired open plan.

  • Precision on the Property Line: Special consideration was taken to protect the neighbouring home while adding the basement walkout structure.

  • Basement Excavation & Concrete Work: The walkout required careful forming, waterproofing, and integration with the patio drainage.

  • Finishes & Detailing: Natural finishes and lighting were prioritized to enhance the home’s warmth and modern feel.
