Construction Project Planning
Initial Meeting
This first meeting aims to begin the construction project planning phase of our process. We start by determining your project goals and scope. To do so, we will look at your home’s current condition and then sit down with you and go over what you would like to have done. We will also be sure to take some time to answer any questions you may have about our process and the next steps, along with providing some rough ideas on potential budgets.
Meeting Topics:
- Discussion of your project wish list
- On-site evaluation of your home’s existing condition
- Discussion of project budget – what you have to spend
- Discussion of how to best use your available funds
- Walkthrough of our design and construction processes
Design Development
Once our initial meeting is over, the project planning continues. With your project goals in hand, we will review all related zoning bylaws and building permit requirements. Building any home in Toronto’s east end can be tricky as there are many requirements to be aware of. Our review will allow us to confirm the best course of action to make your project successful. We’ll then report our findings to you so you can decide whether or not you’d like to move forward. Once you choose to move forward, we take our design development notes and provide a firm project budget with timelines to permit and construction.
- Finalize zoning requirements
- Set a rough project budget
- set a timeline for design work
- set preliminary construction dates
Finalizing Your Project Plan
There is one more critical construction project planning step left to do, which is to finalize the details of your project. To do this, we need a bit more information from you. You’ve probably already started this part, but no problem if you still need to, as there is plenty of time to do so. We will need as many images, Pinterest boards, or Houzz folders as you have been able to collect. To help show us the look and feel you are after for your project. This allows us to tailor the project’s design to your tastes.
- Houzz pictures and folders
- Pinterest pictures and folders
- Magazine clippings & screen captures
- Friends and family project pictures
