The question of whether design & build is the way to go in regards to your home renovation project is a difficult one. On the one hand, there is something to be said about having a separate company deal with the specific requirements of your project. Hiring a professional designer to design your home and a contractor to build it, has been an accepted practice for many years. Each has their job to do and their area of expertise. Which, in theory, should allow you as the homeowner to get your home built.
Lack of accountability
At first glance, one would think that a designer would design what you want and a builder would build it. Truthfully, it doesn’t quite work out like that.
A separate designer will have no real idea of potential costs of their design nor can they really be held accountable for any budget over sights. They will draw a nice picture and tell you what they think ” it might cost” but you will not really find out until the end. It is when you bring in the contractors to quote on your drawings that the true costs are brought to light.
Two is sometimes not better than one
Now, a separate contractor holds no accountability to your designer’s work, and so will price the job according to what his or her real-world costs are at that time. As you can imagine with no accountability in either direction, it is easy to see where some pretty big problems can occur. It is also a wonder how any customer find value from this outdated approach.
