Design-Build Custom Home

Challenges & Objectives

The Rhodes Avenue project was a full custom home build that started with a challenging foundation: extensive termite damage and rot. The original structure was no longer viable, requiring the home to be mostly torn down. With limited access on a tight lot, our team carefully recapped the foundation and built a new, modern home that maximized the narrow space. The result was a beautiful, functional home perfect for family living.

This project presented significant challenges, but also clear opportunities to transform the space:

  1. Structural Damage: Address extensive termite damage and rot, salvaging what could be kept while ensuring structural stability.
  2. Tight Lot: Navigate limited access on the narrow lot to efficiently manage demolition, construction, and material delivery.
  3. Modern Family Design: Create a stylish, space-efficient home that was practical and inviting for families.

Our objective was to rebuild the home from the ground up while optimizing the narrow footprint and delivering a durable, beautiful new space.

Design Solutions

To overcome the challenges and achieve the project’s goals, we implemented the following solutions:

  • Structural Remediation:
    • Demolished the majority of the original structure while salvaging any reusable components.
    • Recapped the foundation to create a stable base for the new build.
  • Efficient Construction:
    • Designed the home to maximize the narrow lot with smart spatial planning and thoughtful layouts.
    • Coordinated materials and equipment to work within the constraints of the tight lot access.
  • Family-Centric Design:
    • Built a functional layout with open-concept living areas, efficient storage, and modern finishes.
    • Ensured the home was bright and welcoming, with thoughtful design elements tailored for family living.

Construction Process

The Rhodes Avenue build followed a structured approach:

  1. Demolition and Foundation Work:
    • Carefully removed the damaged structure while preserving any viable elements.
    • Recapped the foundation to support the new construction and ensure long-term stability.
  2. Building the New Home:
    • Constructed a custom, modern home with durable materials and high-quality craftsmanship.
    • Paid special attention to maximizing the lot’s narrow footprint, ensuring every inch was functional and beautiful.
  3. Finishing Touches:
    • Installed modern finishes and thoughtful design details to create a home that was both stylish and practical.

Results

The completed home on Rhodes Avenue is a testament to resilience and expert craftsmanship. The narrow home now offers spacious and functional living areas, perfect for families. Despite the challenges of termite damage, structural rot, and tight lot access, the project was a great success, and the client was thrilled with the transformation.
